Our Process

1. Sales Process

Where it all starts! Meet with one of our new home specialists to share your dream home plans for your custom home. Whether you have built before or are new to home construction we will walk you through the process.  We utilize a custom designed program for our company to help you through the entire process and keep you up to date on progress. During the Sales Arrangement stage—you will:

  • Receive a Progressive Home Warranty Program sales agreement
  • Decide on the style of home you want, or changes you’d like to make to an existing plan
  • Select the basic finishes of the home
  • Work closely with a draftsman to develop preliminary drawings
  • Discuss specifications

2. Design Process

Use our library of home designs or select your own. We don't limit you to the changes you can make to the plans.  Changes can including structure, square footage, interior design and engineering.  Were here to build your dream home.  Our in-house architectural designer can help you visualize your home before we break ground!  Some plans are subject to architectural and developer guidelines in certain developments.

3. Administration Process

This is the business process where our staff sets up a personalized construction file, obtains engineered drawings, completes submissions for architectural approval where required, and submits for development and building permits.

4. Pre-Construction Process

You will now meet with the Project Manager and Site Superintendent to review the plans for your custom home. This meeting is where your dreams are translated into form and function.

5. Selection Process

Lets shop… in the design phase we picked out the basic finishes and put in material allowances but now lets pick exactly what you want.  We don’t limit your choices at Cascade Builders, we will however provide you with trusted suppliers to shop from to ensure you find what you want. At your pre-construction meeting you will get your Material Selection Schedule, which outlines the suppliers you will visit and shopping timelines. We can also help you make some decisions with our trusted interior designer. Some visits include:

  • Windows and doors
  • Plumbing fixtures
  • Fireplace
  • Cabinets and countertops
  • Stairs and railings
  • Flooring
  • Lighting fixtures
  • Shower doors and mirrors
  • Finishing materials (baseboards and casings) and hardware
  • Electrical
  • Security and multimedia

6. Construction Process

Let the building begin! At this stage it is critical that your choices are finalized and on paper so that the building process can progress smoothly. We can still make changes at this stage but it is much easier if everything is already on paper.  If you have any questions during construction our project manager is always there to answer them.  Not to mention our online system is there 24/7 for you to submit any questions or concerns.

7. Pre-Possession

Your home is almost finished....our online system will keep you informed in real time of the possession date however we will also notify you in writing 35 days prior to the possession of your house so that you can prepare. 

8. Possession

Your Dream Home is ready! Finalization with your bank and lawyers is all that is left to complete. Once these final steps are complete, it’s time to enjoy your new home. We hope that you enjoy your custom home from Cascade Builders for a long long time!!!
